Property Management Services

If you are a property owner looking for management services we would be pleased to talk with you.

Our management services are for the owner that wants minimal ‘hands on’ involvement with the process of maintaining and earning income from their property.

Your property will be fully looked after by our team and will always be ready for your, or a guest’s, arrival.

Any minor repairs will be carried out to ensure that your property is always in peak condition.

If more complex work is required we can liaise with independent contractors on your behalf if desired.

 

Management Fees

The management fee includes the following services:

Our administration costs in regard to your property including collection of rentals, payments to your bank account, etc. (excepting any currency conversion fees that may be incurred)

Regular visits to the property, particularly after rain or strong winds, to ensure that everything is in order

Keeping a set of your keys in safe custody and providing access to the property to your guests or suppliers, with your authorisation, should you not be present (Download our management fee schedule from the link below for Guest Meet & Greet Charges)

We leave the property as secure as possible and take every care to prevent any damage. However we cannot accept any responsibility in the event of break-in or any damage made to your property. We therefore strongly advise clients to obtain sufficient building, contents and public liability insurance.

 

1 Bed Apartment

35 Euros Per Month plus 16% IVA

2 Bed Apartment

45 Euros Per Month plus 16% IVA

3 Bed Apartment

55 Euros Per Month plus 16% IVA

4 Bed Apartment

55 Euros Per Month plus 16% IVA

 

 

Rental commission fee

17.5% of gross rental

 

Notes:

  • Please note that provide management services on your behalf. Any rental clients that we provide are undertaking a contract with you as the owner, and therefore you must ensure that your property is fully insured and covered for rentals.
  • You are liable for payment of any taxes or duties that your rental income incurs, please consult your accountant for further details on your liabilites. Spanish tax on ALL holiday rentals currently runs at 25% of gross income
  • We suggest that your apartment contains certain safety equipment such as a fire blanket in the kitchen, fire extinguisher in a readily accessible location (hallway), smoke detector,  first aid kit, and emergency lighting, such as torches or candles, in case of power failure. We will be pleased to arrange for these items to be fitted for you.
  • Our fees do not include sorting out problems with payments that you are responsible for as an owner such as electricity and water bills, community fees, etc. We are unable to sort out direct debits that have failed, bank accounts that have payments rejected, etc. as we have no legal access to your accounts. You will need to consult with your lawyer to sort out these problems. We can, and frequently do, help to get your system restored if your electricity or water is cut off for non-payment (normally as a result of the utilities computer system, not your inability to pay). Charges MAY apply depending on how much time we spend sorting it out.
